Choosing the Right Neighborhood

Prospector — our neighborhood. Built in the 70s, big bones, your garage is full of bikes and rafts and you park the Suburban on the street.

Where you stay in Park City changes the entire shape of your trip. Each neighborhood has its own personality, price range, and feel. After fifteen years of friends asking us where to stay - and Sage routinely sending her camp families to one specific block - here is the local rundown.

Old Town / Main Street

The heart of Park City with walking access to restaurants. Old Town stays on Booking lists most of the older walkable buildings., shops, and the Town Lift at Park City Mountain. Rentals here are pricier and often older, but the location is unbeatable if you want to be in the middle of everything. Best for families who value walkability over space.

One real warning before you book - do not park on the residential streets of Old Town. You WILL get towed, no warning. Confirm your rental has dedicated parking, and keep visiting cars in the driveway or in the public lots.

Canyons Village

Canyons Village condos on Booking. The base area of the Canyons side of Park City Mountain Resort. Lots of newer condos with ski-in/ski-out access, pools, hot tubs. Great for families who want resort-style amenities without driving to the slopes. A pair of binoculars is handy for wildlife watching from the balcony - the moose come through here more often than people realize.

Kimball Junction

The most affordable area, about ten minutes from Main Street. Kimball Junction townhomes on Booking is the budget-friendly browse. Grocery stores (Smith's for price, Whole Foods for produce), the Outlets, chain restaurants. Vacation rentals here tend to be newer townhomes with more space and better value. The free bus system connects you to everything. This is also the closest base to Swaner Preserve, where my friend Sage runs the kids' nature programs - drop-in family hours on Saturday mornings, and the boardwalk through the wetlands is a quiet kid favorite.

Deer Valley / Silver Lake

Luxury territory. If the budget allows, the condos around Silver Lake Village offer ski-in/ski-out access to Deer Valley, big mountain views, upscale finishes. Very quiet and family-friendly. You will need to drive or bus to Main Street for dining.

Prospector

A residential neighborhood walkable to Main Street via the Rail Trail. Great value, local feel, proximity to City Park's playground and the recreation center. Our top pick for families who want neighborhood vibe with easy access to activities. We have friends in Prospector and the kids treat it like an extension of our backyard. Wasatch Bagels is a five-minute walk from most of the rentals here.

Booking Tips

Book winter rentals six to twelve months ahead for the best selection. Ask about ski storage, boot dryers, and garage parking - these conveniences make a real difference with kids. Make sure the rental has a washer/dryer. Essential for families. A portable sound machine helps kids sleep in unfamiliar places. Packing cubes make it easier to keep everyone's gear organized in a strange closet. Bring a reusable water bottle per kid. Hydration at altitude is sneaky. Pack a compact first aid kit. With three kids on hardwood floors in unfamiliar condos, you will need it. Kids' headphones for travel days.

One Local Note on Vacation Rentals

Park City has cracked down on illegal short-term rentals in the last few years. Make sure the listing is in a zoning area that permits short-term rental. Old Town, Lower Deer Valley, Canyons Village, and Kimball Junction are generally fine. Some Prospector and Snyderville Basin homes are not. If a listing's address makes you suspicious, ask the host directly for the rental permit number. A canceled rental forty-eight hours before arrival is the worst.
